1. Introduction

NestCalc.ai LLC ("we," "us," or "our") operates the NestCalc.ai website (the "Site"). This Privacy Policy explains what information we collect and how we use it when you visit this website.

2. Information We Collect

Contact Form Submissions

When you submit our contact form, we collect your name, email address, company name (optional), and the project description you provide.

Deal Score Rent, Tax and Insurance Figures

Deal Score pages (nestcalc.ai/deal/...) let a visitor or the listing agent enter their own monthly rent, annual property tax and annual insurance for the property. Once you settle on a figure in one of those fields (you stop typing for a moment, or leave the field), the page saves it automatically, without your name or email address. For each figure we store the listing it was entered for; the property's ZIP code, bedrooms, property type and square footage (when known); which figure it is (rent, property tax or insurance) and the amount you entered; whether it came from a visitor or the listing agent; and the date and time. A figure is saved once per visit, not with every keystroke, and a figure that matches ours is not saved.

A listing agent can also reply to our email with the rent; we record it the same way, as coming from the listing agent, and may keep the email address the reply came from. Your own score and rank on a Deal Score page are recalculated in your browser as you type; nothing you enter changes a published Deal Score.

Deal Score "Check our numbers" Entries

NestCalc.ai LLC also lets you add what you know about a property in the "Check our numbers" box on a Deal Score page: its monthly HOA dues, its bedrooms and bathrooms, and, for a building of two to four units, the number of units and the bedrooms in each unit. Once you settle on one of these figures, the page saves it automatically and anonymously, without your name, email address, account or IP address. For each entry we store the listing it was entered for, the version of that listing's Deal Score it was entered against, which figure it is and the number you entered, and the date and time. An entry is saved once per visit, not with every keystroke, and an entry that matches ours is not saved. We use these entries only to improve our estimates and our records for that property. An entry never changes a published Deal Score, and we do not sell the entries. They are kept for up to 24 months, then deleted automatically.

Deal Score Page-Event Counts

We keep anonymous counts of how Deal Score pages are used: page views, rent edits, and clicks through to HomeFastCalc, CasaWise, a paid analysis or a consultation, counted by listing, day and device type (mobile, tablet or desktop), plus a count of rents sent by listing agents. The device type is worked out from your browser's user agent, which is not stored. These counts contain no personal data and use no cookies.

Rate Limiting

To limit abuse, when a Deal Score page saves a figure you entered or records a count, we use a scrambled (hashed) form of your IP address that changes every day. It is kept for no more than two days, is used only for rate limiting, and is never stored with a saved figure or a page-event count. Your IP address itself is not stored for this purpose.

Standard Web Server Logs

Our hosting provider automatically records standard technical information including IP address, browser type, pages visited, and timestamps. This information helps us diagnose issues and understand how the Site is used.

Purchases

We do not collect accounts or passwords on this website, and your card details never reach us. You enter them with Stripe (Pro and Ultimate Investment Analysis) or Cal.com (the consultation), and we never store them. When a Pro or Ultimate purchase completes, Stripe sends us your email address, the product you bought, the amount and currency you paid, and Stripe's reference numbers for the payment and customer. We keep these as the record of your order and pass your email address and the product to CasaWise, which delivers your analysis.

3. How We Use Your Information

• To respond to your inquiry
• To communicate with you about potential services or partnerships
• To improve our website
• To improve our Deal Score estimates and our property records (rent, property tax, insurance, HOA dues, bedrooms, bathrooms and units)
• To limit abuse of Deal Score pages

Figures entered on Deal Score pages are used only to improve our estimates, with one exception: the latest rent sent by the listing agent is shown on that listing's Deal Score page, with the date it was reported, and marked as not used in the score. Email addresses and roles are not shown. A figure you enter never changes a published Deal Score, and we do not sell the figures entered.

4. Third-Party Services

We rely on the following third-party services to operate this website. Each service receives only the minimum data required to perform its function:

• Netlify — Hosts our website and processes contact form submissions. See Netlify's privacy policy for details.
• Supabase — Hosts the database that stores order records, figures entered on Deal Score pages, page-event counts and the daily rate-limit records. See Supabase's privacy policy for details.
• Stripe — Processes Pro and Ultimate Investment Analysis payments. When you check out, Stripe receives the card and contact details you enter. See Stripe's privacy policy for details.
• Cal.com — Schedules consultations and processes the consultation payment. When you book, Cal.com receives the details you enter. See Cal.com's privacy policy for details.

5. Cookies and Local Storage

• This website does not use cookies for tracking.
• We do not store personal data in browser local storage.
• Third-party services we rely on may set their own cookies, governed by their respective privacy policies.

6. Data Retention

Contact form submissions are retained for as long as needed to respond to your inquiry and maintain a record of our communication. We do not maintain user accounts or persistent user profiles on this website.

Figures entered on Deal Score pages and page-event counts are kept for up to 24 months, then deleted automatically. The hashed IP addresses used for rate limiting are kept for no more than two days.

7. Your Rights

You have the right to:

• Access — Request a copy of any personal data we hold about you.
• Deletion — Request deletion of your personal data.

8. Other NestCalc.ai Products

NestCalc.ai LLC operates separate applications, including HomeFastCalc.com and CasaWise.ai. Those applications maintain their own privacy policies applicable to their services. This policy covers the NestCalc.ai website only.

9. Children's Privacy

This website is not directed to individuals under the age of 18. We do not knowingly collect personal information from children.

10. Changes to This Policy

We may update this Privacy Policy from time to time. When we make changes, we will update the Effective Date at the top of this page. Your continued use of the website after changes are posted constitutes acceptance of the updated policy.
